ESC|36 is part of the transformation of the former San Jose Medical Center into a walkable, mixed-income community within the East Santa Clara master plan. The Core Companies lead the for-sale component, offering thoughtfully designed 3–4-bedroom townhomes with long-term affordability protections.
Alongside homeownership, the plan brings deeply affordable rentals: a 114-home family building also developed by The Core Companies and a 64-unit senior community by Eden Housing, reusing historic Building 800. The Partnership with The County of Santa Clara ensures the entire site remains aligned with long-term affordability goals — uniting ownership, rental opportunities, and urban living in one connected place.
Affordable Homeownership at ESC|36
36 for-sale 3–4 bedroom townhomes affordable to first-time homebuyers with long-term affordability protections. Sales and education are managed by HousingINC, a brokerage whose team has years of experience working on affordable homeownership development.
Family Rentals with Deep Affordability
A Core-developed 114-home building (1–3 bedrooms) includes income-restricted homes at 30%, 50%, and 60% Area Median Income. Amenities span an eight-story design with 112 parking spaces, community room, computer lab, laundry, bike storage, and on-site services.
Senior Community with Historic Reuse
Eden Housing will deliver 64 rental homes—primarily one-bedrooms—plus a manager’s unit. The community reuses historic Building 800 with shared amenities.
County Partnership & Long-Term Oversight
The County of Santa Clara provides public land, financing tools, and policy guidance. Long-term affordability and community benefits are built into the plan.

ESC|36 homes are available to income-eligible first-time homebuyers. Eligibility is based on current The County of Santa Clara income limits; for this program we display only the 120% AMI cap by household size. Before applying, attend a HousingINC pre-purchase workshop to learn the steps, documents, and timelines.
